Orders are coming in. Calendars are shifting. Moves are happening.
And many military families relocating to Naval Base Kitsap will purchase their next home without ever stepping inside it.
That sounds intimidating — but it doesn’t have to be.
Buying Sight Unseen Is More Common Than You Think
Every year, I work with military families relocating from:
- San Diego
- Norfolk
- Hawaii
- Japan
Many of them buy virtually.
The key is having the right advocate on the ground.

Virtual buying is not about FaceTiming the pretty parts.
It’s about:

- Checking water pressure
- Walking the crawl space
- Showing roof condition
- Pointing out deferred maintenance
- Calling out red flags that could show up on inspection
Sometimes I will tell a client:
“I don’t think this house will pass VA appraisal.” Or, “I wouldn’t spend your inspection money here.”
That honesty matters.
Neighborhood Tours Matter
Google Maps does not show:

- School pickup congestion
- The feel of the street

Before you purchase sight unseen:
- Complete your financing fully.
- Understand local market pace.
- Have an agent who knows military timelines.
- Build inspection and appraisal protection into your offer.
